I’m not going to sugar coat it — January sales in the Squamish real estate market were bleak.
We saw just 11 total sales, including only one detached home sale, which is often the most in-demand segment for Squamish homes for sale. For a market that usually sees steady movement in single-family homes, that’s a noticeable slowdown.
But before jumping to conclusions, let’s break down what’s really happening in the Squamish housing market.

Looking at these numbers, it’s easy to think that we’re trending downward. That said, Squamish is still a relatively small town. Our real estate statistics can swing month-to-month due to lower inventory volumes. A handful of sales can dramatically change the numbers, so context matters when analyzing the Squamish real estate market.
It’s also important to note that the spike in new listings was partially influenced by the refreshing and re-listing of prior listings, not purely new inventory entering the market.
Steady Rates
The Bank of Canada held interest rates steady in January and is widely expected to do the same at the next rate announcement in March.
Stable rates bring predictability, giving an added layer of comfort when considering such a big purchase.
Improved affordability
Canada has just experienced the longest streak of improved housing affordability ever recorded. For buyers considering moving to Squamish BC, this is meaningful.
Improving affordability + a buyer’s market = opportunity.
Deals to be had
And speaking of opportunity, if you’ve been watching the market in Squamish, you should have seen that there are deals to be found, especially in the condo market and specifically at Redbridge.

Despite slower sales volume, here’s something important:
Squamish was one of only four cities in BC where assessed home values increased in 2025
