April continued the trend we’ve been seeing build through the early months of the year, with inventory rising and sales activity softening across the Squamish market. With 267 active listings and sales down 20% year over year, buyers are gaining more choice and time to make decisions. The overall sales-to-active ratio is now sitting at 20%, putting us right on the edge of balanced market conditions as we move deeper into the spring season.

• Total Inventory: 86 (+14%)
• New Listings: 39 (8%)
• Sales: 18 (-5%)
• Sales to Active Ratio: 21%

As we head further into spring, the Squamish market is shaping up to be more balanced, and in most segments, more favourable to buyers than we’ve seen in recent years. Detached homes are feeling the pressure with increased supply and slower sales, while townhomes show more stable demand, and condos are starting to pickup a bit of momentum. I feel a bit like a broken record but this market for buyers means more opportunity and negotiating room. And for sellers, we're still seeing strategic pricing and strong presentation make a real difference when putting their home on the market.
